...Australia is on the verge of its biggest and longest mining boom since the Gold Rush began in 1851..... (Gold Coast Business News - November 20,2011)
"It's as safe as houses"
For generations property has separated the ‘have’s’ from the ‘have not’s’. Those who own investment properties become landlords who lease them out to renters, who either can’t afford the deposit for their own property, or who choose to rent.
In a world where people have lost confidence in the share market, paper wealth and fancy schemes, property has stood the test of time. Property stands out as a trusted and enduring symbol of wealth and value. Banks trust it so much they are prepared to lend up to 95% of its value against it.
The most enduring appeal, however, is the proven power of property to increase in value over time. Why is this so? This is because it is scarce, in great demand as the population grows due natural increases (births) and as new migrants reach our shores*. Especially will this be evident in SE Queensland. The Queensland Government released in July, 2009 the South East Queensland Regional Plan 2009–2031. This plan states that ‘from 2006 to 2031, 754 000 additional dwellings will be required to cater for population growth in SEQ and provide housing choices for a more diverse population’. With the information above, we can see that the demand for property will continue, making its appeal attractive.
Conservatively speaking, property doubles in value at least every 10 years. This has been the pattern for the past hundred years, and increased demand for accommodation will only drive prices further upwards.
With the above in mind what does this mean for you? What this means for you is that an investment property can be paid off using rental and tax contributions. Further, as its value increases over time, increasing your wealth, until it’s time to harvest.
It’s also possible to own more than one investment property. The growth in value in the first property enables an investment in a second, then a third, and a fourth, and so on. Once you have multiple investment properties you are then in a position to decide how you want to live your life. In other words, you are on the road to financial freedom.
It all starts with the first step.

*Projections by the Australian Bureau of Statistics suggest that Australia’s population will increase to 28 million people by 2050 (moderate population growth...).... This moderate forecast assumes net immigration levels of 110 000 people per year (slightly below the current level), fertility rates of 1.7 (about the current level) and an average life expectancy of 85 years for males and 88 years for females. The assumptions on migration levels could be optimistic with increasing competition for skilled migrants. (http://www.environment.gov.au/soe/2006/publications/report/human-settlements-1.html)
